About Edison Association Management
Boutique HOA Management Built on Partnership, Stability, and Transparency.
With over 60 years of combined leadership experience and headquartered in Orlando, Florida, Edison Association Management is a full-service community association management firm serving HOA, condominium, and townhome communities across Central Florida. We exist for one reason: to help volunteer boards lead with confidence while we handle the complexity behind the scenes.
Lighting The Way for Central Florida Communities
Too many boards were cycling through management companies that treated them like account numbers—overloaded managers, chronic turnover, and reactive service that left volunteer leaders doing the heavy lifting themselves.
We built Edison to be the deliberate opposite. Our name is inspired by the spirit of Thomas Edison—innovation, persistence, and the idea that there’s always a better way to do things. Everything we do traces back to that light bulb: from our branded AI assistant WATTSON to our education-first approach to board leadership.
Today, Edison manages communities throughout the Orlando metro and surrounding areas—including Windermere, Winter Garden, Kissimmee, Lake Mary, Oviedo, and beyond—with a team of dedicated association managers backed by specialized departments for enforcement, accounting, collections, and homeowner support.
Management That’s Structurally Different
Manager turnover is the number one reason boards leave management companies. Every departure means lost institutional knowledge and starting over from scratch.
Edison limits the number of portfolios a manager carries to well below the industry norm. Combined with unlimited PTO that’s actively encouraged, remote flexibility, and a culture that earns loyalty without non-competes, our team stays. That means the institutional knowledge of your community lives across Edison — not with a single point of contact who could walk out the door.
Edison is boutique by design. Your board gets consistent access, genuine responsiveness, and a team that knows you by name. But boutique doesn’t mean limited. Behind every association manager is a dedicated back-office structure—separate departments for covenant enforcement, ARC review, accounting, and homeowner inquiries—that resolves the majority of routine requests without ever involving your manager. That frees your manager to focus on what actually matters: proactive leadership and your community’s long-term health.
